What you are paying for

The base price is the glass: every pane, both sides, hand-detailed to the edge, frames wiped, every storey reached, floors protected. Screens, sills and tracks, storm panels, skylights, and hard water stain removal are add-ons, each quoted as its own line so you can take them or leave them.

That structure exists so you are not paying for screens on a visit where you did not want them done. Most Seacoast homes add screens and tracks in spring and take the glass on its own in autumn.

The five things that move the price

  1. Pane count, not window count

    The single biggest factor. Divided lights multiply the work — a nine-over-nine sash is eighteen small panes and thirty-six edges. Older Portsmouth and Exeter homes price higher than newer builds of the same size for this reason alone.

  2. Inside, outside, or both

    Exterior-only is meaningfully cheaper. Interiors add time for moving furniture, laying drop cloths, and working around your day.

  3. Condition of the glass

    A house cleaned twice a year is quick. One that has not been touched in five years, or sits on the water in Rye collecting salt, needs more passes. Construction residue and mineral staining are separate work entirely.

  4. Access

    Not height — upper storeys are included — but genuine obstacles: steep grades, dense plantings against the foundation, fixed glass over a conservatory roof.

  5. Which add-ons you want

    Screens, tracks, storms, skylights, hard water. Each is priced separately and shown on the estimate before you agree to anything.

Do upper floors cost more?

No. Second and third storey glass is part of the base price. Access is our problem, not a line on your invoice.

Do you charge for the estimate?
